Being with others gives life a little extra colour. Each of our Brio developments are communities in their own right, but we've also taken great care to choose locations where you'll feel a part of the wider community.
That means shops, beautiful green spaces, places to eat and drink, and health services such as GP surgeries and pharmacies can all be found close by.
Homes that are built around you
Brio homes meet a wide range of needs and budgets, and each community has a selection of bungalows or cottages and apartments. All contain a wide range of features and smart technology, designed to make life easier for you.
Every property has its own dedicated control system, with access to features such as temperature control and energy monitoring. It also enables direct communication to on-site staff, as well as external links to friends and family. Using the latest in-home technology, homeowners will even be able to connect this system to their own smart devices if they choose.

Whether you prefer home to be by the coast, in the country, or near the city, our village locations bring out the best of the local area. The villages have been carefully designed to complement their unique surroundings, so that our communities add to the existing local character. Whether this means matching the local heritage of Northern Scotland at Chapelton, taking inspiration from the Cotwolds’ rural setting in Stow-on-the Wold, or reflecting the surrounding architecture in Hackbridge, we consider local context extensively when planning our communities.

Happiness and fulfilment doesn’t end at the front door of a home. At every one of our villages, you’ll find beautiful landscaped gardens, private outdoor spaces and beautiful community features.

Energise green fingers in private gardens, enjoy country walks along dedicated exercise trails, take part in outdoor events with your friends, or simply dine al fresco on the patio or balcony.

Just as everyone is different, so is the level of day-to-day support you may require. We offer a range of flexible lifestyle services that can be tailored exactly to your needs, and altered as those needs change. From cleaning and pet sitting, to admin assistance and companionship, our support services are there to help make life that little bit easier. And with a friendly team on-site 24-hours a day, you can rest assured that you’ll never be alone if you need assistance.
Plus, if you require care, this can be arranged with our trusted care provider, registered with the Care Quality Commission (CQC) in England and the Care Inspectorate in Scotland, giving you the reassurance and confidence that you or your loved ones will be receiving consistent, professional and personal support.

It’s essential to feel safe and secure in your own home, which is why each of our villages are secured with video entry services.
Each property is also fitted with technology that enables direct communication with on-site staff, who are here seven days a week.

Exclusive to the Brio villages, the Slate & Grain brasserie, bar and coffee house is a great spot to enjoy afternoon tea, Sunday lunch or one of our seasonal dishes – made with fresh, locally sourced ingredients. Whether you're planning a lively get-together over drinks or looking for a freshly made latte and little peace and quiet, this welcoming, contemporary brasserie is a great place to go.

Our Fees Explained
We’ve made our fee structure as clear as possible, so you know exactly what you’ll be paying when you move to a Brio village. Everything included in your monthly fee is fully itemised. We will never ask you to pay unexplained charges or hidden fees.
One simple monthly fee
We combine your costs into a pre-agreed monthly fee to keep things simple for you. It also means you don't have to worry about unexpected bills. Your fee covers:
- Maintenance to the exterior of your home.
- Grounds and gardens maintenance.
- Regular cleaning and maintenance to the homeowners' club lounge, fitness or wellness suite and the community Hub – so they’re kept to the exceptionally high standards you’d expect and enjoy.
- Fire and call systems maintenance.
- Communal broadband/Wi-Fi.
- Utility costs for the communal areas.
Your monthly fee also covers many of the things that make living in a luxury Brio village so special – from our events, to essentials like broadband in the communal areas and support from our on-site team seven days a week.
Please note, the fee does not cover your own private use of heating, electricity and hot and cold water supply.
Keeping your costs low
We calculate our costs on a not-for-profit basis, which allows us to pass the costs of providing the services you need on, without any extra mark-up.
We also open our on-site Slate & Grain brasserie and bar to the general public. While you enjoy discounted prices on all food and drink, non-homeowners pay full-price, which generates extra income. We use this to offset our overall weekly costs and subsidise your weekly fee.
If you choose to sell your home
A decision to sell means a Deferred Management Fee (DMF) of up to 15% of the property value will be required, as well as an Estate Agency Fee of 1% of the sale price achieved, and an Administration Fee of at least £500 for our English Retirement Communities.
In Scotland, instead a Sinking Fund applies of up to 10% of the property value. Please speak to the local Retirement Living Advisor for further information.
